In preparation of specific documentation we need to
identify and consider the following information:
- Clear access to site
- Early handover of comms facilities
- Establish a dedicated access
for materials in and out
- Completion of agreement of schedule
of base build conditions prior to works commencing
- Contractors welfare area will
be specified for hot drinks and packed food only,
no cooking will be allowed on site
- Detailed commissioning and testing
procedures will be agreed and monitored at the earliest
opportunity
- Preparation of initial risk assessment
and OH&S file
- Pre and post construction management
activities including all sub-contract coordination,
procurement issues, site arrangements, statutory authority
liaisons, permits to work etc
- Regular sub-contract site meetings
- Preparation by site manager of
regular snagging inspections and necessary action
- Ongoing liaison with statuary
authorities
- Handover arrangements - keys,
O+M Manuals etc
- Post completion presence and
back up for minor alteration works

Landlord Liaison
- Identify impact of design proposals
on the existing building
- Agree the extent of builder's
works, slab penetrations and structural alterations to the building
Programming
- Prepare an overall project program
and critical path analysis to achieve project completion
dates
- Identify any long order items
- Assessment of order requirements
for all specified materials and products
- Continual review and reporting
of fixed construction program, to take account of
any design changes agreed or anticipated
Mechanical Services
- Oversee changes and ongoing
quality control
- Witness testing and commissioning
procedures
- Provide updates to O & M Manuals
Voice & Data Services
- Liase with clients own I.T. Team
over final integration of systems
- Agree strategy for cabling distribution
throughout the building
- Obtain detailed brief for computer/comms
room
Client & CDB Group Meetings
In close consultation with you, we will prepare a detailed
program which will identify all key activities to be
undertaken on the project. The program will also identify
time periods for decision making and drawing revisions,
as well as a series of regular meetings to be attended
by all parties, with minutes and actions recorded.
